Cultural, historical, and commercial points of interest are located nearby. The nearby Levstik Square offers numerous cafes and restaurants popular with locals and tourists alike, while just a stone’s throw away is Cankarjevo Nabrežje with its livelier bars and shops. The location is very suitable for families, as there are many primary schools, kindergartens, and high schools in the vicinity. Quick access is also available to stores such as Maximarket, Mercator, and Lidl, as well as other daily services like pharmacies and libraries.
Parking for apartment owners is available by permit in the immediate vicinity of Levstik Square, Zvezdarska Street, and Rožna Steza, with additional parking spaces in the Šumi, Kongresni trg, Kapitelj parking garages, as well as the planned garage under the Ljubljana markets.
Building Positioned Between the River and the Castle
The location of your new home offers open views of the Ljubljanica River on one side and Ljubljana Castle on the other. Take a stroll along the newly renovated Gallus Embankment, an important part of cultural heritage due to its historical, architectural, and urban value. Or head to Ljubljana Castle, which offers a variety of walking and running trails of different difficulty levels. The home, nestled between the river and greenery, allows for diverse leisure activities throughout the year with a changing backdrop of foliage. Nearby are key city landmarks and social hubs such as Špica, Trnovo, and Ljubljana Market. The location offers an ideal starting point for visiting numerous cultural and historical sites, including the Škuc Gallery, the Slovenian National Theatre with its diverse opera and ballet programs, and the Slovenian Philharmonic.
Common Areas
The lobby will provide bicycle parking, and a new concrete bench will allow seating while waiting for visitors or deliveries. The bench’s seating surface will be heated, enabling use throughout all seasons. The ground floor of the atrium house is a shared space. The paving material for the atrium will be selected in accordance with the historical context of the house and Ljubljana’s old town center. The entrance lobby will be paved with roughly ground concrete, while the courtyard will be paved with concrete pavers. Most interventions will take place within existing apartments. The main entrance door and staircase will be renovated. A modular metal planter with evergreen plants will be installed in the courtyard, creating a “green” curtain that separates common communication paths from private balconies.
Current Condition of the Building
The building intertwines historical heritage with the vibrant urban pulse of the city. Above the ground floor is the residential section. Residents access their apartments via a shared, partially open staircase connecting all floors. Massive brick and stone walls preserve the building’s historic character, with vaulted spaces on the ground floor and wooden structures on the upper floors. This unique location combines rich architectural heritage with a modern lifestyle, offering quality living by the Ljubljanica River in the very heart of the old town center.
New Interventions
The building will undergo thorough maintenance work aimed at preserving its historical character and improving functionality. The typological design of the building, including the building and roof dimensions, will remain unchanged, so the work proceeds without the need for a building permit.
New Elevator, discreetly integrated within the building, will connect all four floors while preserving the visual and spatial identity of the courtyard. The existing non-load-bearing floor structure will be removed and replaced with reinforced screed with dry-mounted underfloor heating. New wooden entrance doors are planned, preserving the structure and profiling, equipped with an access control system, camera, and anti-burglary features.
The exterior side will feature a metal knob, and the interior handle will be made of naturally treated metal. The building will be equipped with gas condensing boilers and underfloor heating. Apartments will have smart installations for controlling heating, lighting, and security via mobile devices or smart switches.
New wooden double windows with intermediate blinds and built-in mosquito nets are planned for the main street facades, while classic single wooden windows will be installed inside the atrium and on other facades. Additional bicycle parking spaces and ambient planting will be added in the shared courtyard.
Renovation Concept and Interior Design
The floor plan maintains the idea of Baroque bourgeois apartments and is based on the sequential arrangement of rooms around the main installation core, allowing optimal use of space without unnecessary corridors. The design preserves existing load-bearing walls, on which preserved Baroque and Art Nouveau frescoes can be displayed. New partition walls are designed as built-in transitional wardrobes that allow hidden passage between rooms and serve as functional units with built-in installations. Spaces without natural lighting are illuminated by skylights above the wardrobes.
Frescoes and Historical Heritage
The house conceals exceptional historical layers with preserved decorative paintings on walls and ceilings. In August 2024, a conservation-restoration survey was conducted, revealing Baroque and Art Nouveau frescoes with diverse elements. During the renovation, these frescoes can be highlighted or reconstructed, giving each buyer the opportunity to shape their home according to their wishes while preserving the rich history.
